Maryland projects can involve county or municipal requirements as well as association or historic-design approval. Confirm the authority for the property and the proposed work rather than assuming the mailing town alone settles the question.

Compare roof slope compatibility, installation details, appearance, maintenance, and written warranty coverage. Material categories do not guarantee a particular service life or energy saving. A proposed heavier roof system may also require a structural review.
Access constraints, steep areas, multiple levels, and complex intersections can affect labor and equipment. Discuss deliveries, parking, shared driveways, landscaping, and debris placement during the estimate visit.
Clarify what can change the final cost
Concealed deterioration may not be visible until removal. Ask for the allowance or unit-price basis and how photographs, revised costs, and approval will be handled. Keep optional upgrades separate from necessary work.
If financing is offered, review the provider’s current written terms and total repayment cost. If storm insurance is involved, your insurer determines coverage and payment; the contractor’s estimate does not establish the amount payable.
