Drafts, moisture damage, and difficult operation are reasons to have a window checked. They do not always mean the whole window needs replacement. The useful first step is identifying whether the problem is in the glass, seals, hardware, frame, or installation around the opening.
1. Drafts and uneven comfort
Air movement around a closed window may come from worn weatherstripping, gaps around the frame, or a window that no longer closes correctly. Cold glass alone does not prove that the window has failed. Ask whether adjustment, weatherstripping, or air sealing could address the problem before choosing replacement.

2. Moisture, staining, or deteriorated frames
Staining, soft wood, peeling finishes, or repeated wetness around an opening need investigation. Water may enter around exterior flashing or trim, while indoor humidity can cause condensation on glass. Fogging between panes of insulated glass may indicate a failed seal. These problems call for different repairs.
Record when moisture appears, whether it follows rain, and whether it is on the room-facing surface or between panes. Avoid covering stains before the source is understood. Replacing the window without correcting a flashing or wall problem may leave the cause unresolved.
3. Difficulty opening, closing, or locking
A sticking sash, damaged balance, or misaligned lock may be repairable. A distorted frame or extensive deterioration can make replacement more appropriate. Do not force a stuck unit or rely on damaged hardware to hold an open sash.
Tell the installer if the window serves a required emergency escape opening. Any proposed replacement should be checked against applicable opening and operating requirements, as well as the condition of the surrounding structure.
Repair or replace: what to discuss
- What is causing the problem, and can it be repaired?
- Is the frame and surrounding wall sound?
- Would an insert replacement or full-frame installation fit the condition?
- What flashing, sealing, trim, and cleanup are included?
- What do the product and installation warranties cover?
