Start with the wall area and existing condition
The contractor should measure the exterior surfaces and review the existing siding, trim, and visible moisture concerns. The home’s interior square footage is not the same as the wall area being resided. Multiple stories, gables, decorative details, and difficult access can change the labor involved.
Ask what will happen after the old siding is removed. Concealed rot, damaged sheathing, or missing water-management details may need additional work. The proposal should state how those findings will be documented, priced, and approved.
Specify the product and finish
James Hardie offers different siding profiles and product configurations. Lap siding and panels describe different appearances and installation approaches; they should not be treated as simple low- and high-quality grades.
Ask the quote to identify the product, exposure or layout, finish, color, trim, and compatible accessories. Clarify whether the scope uses a factory finish or includes site painting, and what preparation and finishing work are included.

Understand performance claims and limits
Fiber cement can be a durable exterior cladding when the correct product is installed and maintained as specified. Siding alone does not waterproof an entire wall; the assembly needs properly integrated flashing and other water-management details.
James Hardie describes its fiber cement as noncombustible. That does not make a house fireproof, and applied finishes may still be damaged by fire. Ask about the exact product’s documentation instead of relying on a broad “fireproof” claim.
Siding replacement does not guarantee a particular resale return, insurance discount, or reduction in energy bills. If insulation or air sealing is part of the project, list that work separately so its purpose and cost are clear.
Review warranties and maintenance
Request the current warranty for the selected siding and finish, along with the contractor’s workmanship terms. Confirm exclusions, required installation details, maintenance duties, transfer conditions, and how a claim is submitted. Product coverage and installation coverage are different.

Plan timing and payment
Availability, weather, wall repairs, and finish requirements affect the schedule. Ask for estimated timing and a process for communicating changes. An off-season project does not automatically cost less.
Get the payment schedule and any available financing terms in writing. Do not include a tax credit, rebate, or insurance discount in the budget unless its current eligibility and availability have been confirmed for your specific project.
