Roof flashing directs water through the joints where shingles meet a wall, chimney, skylight, pipe, or another roof surface. A leak near one of those locations is a reason to investigate the connection, but the nearest visible metal is not automatically the source. Water can travel through concealed layers before it appears indoors.
Start with the location and timing of the leak
Record which room and wall are affected, when water appears, and whether it happens during wind-driven rain, ordinary rainfall, or snowmelt. Photograph stains and visible exterior changes from safe locations. Do not climb onto the roof, lift metal, or pull siding aside to investigate.
Keep people away from wet electrical fixtures and bulging ceilings. An active leak requires prompt attention even if the exterior flashing looks intact from the ground.
At a roof-to-wall joint, check the whole connection
Step flashing works with the shingle courses at a sloping sidewall. The upper protection and the wall’s drainage layers must also direct water outward. Where the roof ends beside a wall, the runoff must be diverted away from the wall assembly and toward the intended drainage path.
Ask whether the proposed work checks the integration behind siding or masonry, rather than covering only the exposed joint. Access may require removing adjacent finishes. Use the right questions for the component involved
- Pipe or vent: Is the leak at the roof flashing, the seal around the penetration, the vent itself, or something inside the pipe? See the pipe-boot guide.

These details are not interchangeable. A sealant repair suitable for one limited joint should not be assumed to correct a different flashing arrangement.
Ask what the investigation has established
A useful report identifies the observed defect, the evidence connecting it to water entry, and any areas that could not be examined. If a controlled water test or opening is proposed, confirm how it will be performed, what it can establish, and how the area will be protected afterward.
Surface corrosion, a stain, or old sealant can prompt closer inspection without proving that the component has failed. Conversely, concealed installation errors may matter even when the visible metal looks sound.
Define the repair boundary before approving work
- Name the affected wall, penetration, valley, or chimney side and the flashing components being repaired or replaced.
- List the shingles, siding, masonry, or trim that must be removed for access and who reinstates them.
- Explain how the new work will connect with the existing roof and wall drainage layers.
- Identify product compatibility and how concealed deterioration will be documented, priced, and approved.
- Separate interior drying, drywall, paint, chimney work, and other excluded services.
If a temporary seal is proposed, ask why it is appropriate, what remains unresolved, and when the permanent work should occur. Repeated applications of sealant without identifying the water path can leave the original problem in place.
Keep repair and coverage decisions separate
Save photographs, inspection findings, estimates, and previous repair records. If you are pursuing a warranty or insurance claim, follow that provider’s reporting process. The existence of a leak does not establish that either type of coverage applies.
